The Capitol Creek cattle ranch that Bob and Tee Child owned and operated for decades, a property that went on sale for $41 million in 2012, is now listed for $17 million.
Four of the Childs’ six children are selling their interest in the ranch — a total of 1,328 acres and five lots for single-family homes that can be as large as 5,000 square feet. Surrounded by wilderness on three sides, the ranch sits in a protected valley adjoining Haystack Mountain and the Maroon Bells-Snowmass Wilderness Area, about 30 minutes from Aspen.
Jeff Hubbard, a broker with Mirr Ranch Group, which holds the listing, said the property offers all the amenities of Aspen along with privacy and seclusion. A conservation easement at the property allows for the construction of five additional homesites, while two “modest” homes currently sit on the land, accord to Hubbard. About 3 miles of Capitol Creek runs through the ranch.
“Capitol Creek Ranch is one of the last great ranches in Pitkin County,” Martha Cochran, of the Aspen Valley Land Trust, said in a statement. “(The ranch) is big and unspoiled, and the varied elevations and 3 miles of creek frontage make it a haven for wildlife — from deer and elk to small mammals and songbirds.”
Since 2012, the price of the ranch has dropped from $41 million to $33 million to $27 million and finally $17 million.
The ranch features views of Mount Sopris, Hell Roaring Ridge and Haystack Mountain, which the Childs defended against ski-resort development. The family bought the ranch in 1961. Bob Child went on to become a multi-term Pitkin County commissioner with a strong interest in preserving agricultural operations and preventing rampant growth. Two of their children, Steve and Nancy Child, are holding on to their interests in the ranch.
“We’re enthusiastic about the prospects for a sale,” Hubbard said.
Earlier this year, Peace Ranch, a secluded property located up Taylor Creek in the Fryingpan Valley, which owners Tom and Molly Bedell listed for nearly $50 million two years ago, sold for $17.2 million.
