Neighbors of the Sky Hotel who were fighting the lodge’s proposed redevelopment have withdrawn their opposition after reaching a confidential agreement with the property’s owners.
The settlement involves the Chateau Dumont and Chateau Chaumont condominium buildings, which are across an alley from the lodge and would have their views of Aspen Mountain impeded by the new, taller Sky Hotel. The developers are still in discussions with the Aspen Alps condos, which are adjacent to the Sky to the south.
“We have reached an agreement with the Chateau Chaumont and Chateau Dumont,” Sky representative John Sarpa said during Monday’s city council meeting. “That’s a big deal for us.”
When pressed for details on the settlement, both Sarpa and owners in the condo buildings said the agreement is subject to a confidentiality clause.
“It’s a private contractual matter,” Sarpa said Tuesday. “What we do with our neighbors is our business and theirs.”
The Dumont and Chaumont owners had hired legal representation in their fight against the redevelopment project that some felt was too big and out of character with the neighborhood.
Local attorney Jody Edwards last month drafted letters to the city explaining the neighbors’ position that the Sky should only be allowed about half the floor area it was proposing because a portion of the site is on former public property that has been “vacated.” Edwards argued that city rules prevent the vacated land from being counted as part of the Sky’s lot size, which is the basis for allowable square footage calculations.
